As Lead Architect and Project Manager at Joseph Vance Architects, our principal, Augustin Peytchinov, led the design and construction of this $10 million, 5-story, 5,800-square-foot single-family townhouse on the Upper West Side of Manhattan, New York. The project transformed a former convent into a refined contemporary residence that fits seamlessly within its urban context while offering exceptional luxury and livability.

The home features four bedrooms, a spacious family room, and a chef’s kitchen designed for both intimate gatherings and large-scale entertaining. A subterranean level houses a basketball court, batting cage, golf simulator, gym, and sauna, creating a private recreation and wellness retreat. The primary suite includes a spa-inspired master bathroom with a steam shower, while multiple terraces and a rooftop deck with hot tubs provide elevated outdoor living and panoramic city views.
